It will depend on what you are using it for. Full appraisal reports are generally required for lending, court, and tax purposes.

What information does the appraiser need prior to inspection?
The appraiser will need the property address, owner of record, contact number, and purpose for the appraisal.

Who can use the appraisal?
Only the client (the person requesting the appraisal) can use the appraisal unless stated otherwise in the report.

How long is the appraisal good for?
The appraisal has an effective date (which is typically the date of inspection) which reflects the value as of that specific date. But some clients will reference an appraisal that is within 90 days old or up to six months old.

How does an appraiser determine value?
There are several ways to determine value. The most common is market value which is based on market data (sales in the subject's market area that have sold within the past year).

What can I expect during the inspection?
The appraiser will walk through every room in your home and take photos of all rooms (required for appraisals for Fannie Mae & FHA only). Then the exterior of the home will be measured and exterior photos taken.
